Asset rationalisation
A buyer for surplus, residual and non-core public land.
Small parcels and awkward holdings can create disproportionate management cost. We consider assets that no longer justify continued public ownership but still require a responsible ownership solution.
Non-core land can still carry very real ownership responsibilities.
Residual land often remains after a wider project has completed: road verges, former depot land, strips adjoining housing, drainage land, garages, access parcels, unused amenity areas, former operational land or pieces of a historic estate. The individual asset may be small, but management can still require inspections, boundary work, insurance, neighbour correspondence, licences, title review and officer time.
Grupo Gosen can consider these holdings where a disposal allows the authority or public body to rationalise its estate and transfer ongoing ownership responsibility. We assess not only headline value but also access, liabilities, occupation, maintenance and whether the parcel can be managed coherently over the long term.
A clean transaction does not always mean a simple title. Some assets are best transferred with retained rights, covenants, overage or other mechanisms that preserve legitimate public-sector interests while allowing private ownership and management to take over.
Typical non-core assets
Residual strips & verges
Land remaining from historic highway, development, housing or infrastructure schemes.
Former operational land
Redundant depots, compounds, garages, yards and service land where the operational requirement has ceased.
Licensed or informally occupied land
Small holdings with allotments, grazing, parking, gardens or other established occupation requiring proper transition.
Amenity & open space
Landscape strips, green buffers, woodland pockets and public-facing land with continuing maintenance needs.
Title fragments
Freehold remnants and legally distinct interests which may have little standalone operational value to the authority.
Portfolio packages
Groups of small assets capable of being reviewed together where a portfolio disposal is more efficient than repeated individual sales.
The value of rationalisation is wider than the sale receipt.
Authorities often evaluate surplus property through both capital value and the cost of retaining it. Ongoing inspections, legal administration, insurance, reactive maintenance, nuisance, neighbour issues and internal record keeping can create a continuing burden even where the asset produces little or no income.
A disposal to a long-term owner can therefore create value through management transfer as well as capital receipt. Grupo Gosen incorporates those responsibilities into its acquisition analysis and, where appropriate, into the post-completion estate-management plan.
The strongest disposals begin with a clear schedule of what is being transferred. Plans, title information, occupation, known liabilities and retained rights reduce ambiguity and allow terms to be structured around the actual asset rather than assumptions.
Surplus land FAQs
Does Grupo Gosen acquire directly?
+
Yes. Grupo Gosen acquires for its own long-term portfolio rather than acting as an estate agent or intermediary. Any proposal remains subject to commercial agreement, due diligence, approvals and contract.
Can agents, local authorities and professional advisers introduce land?
+
Yes. We welcome introductions from owners, local authorities, public bodies, surveyors, solicitors, land agents, accountants, asset managers and other professional advisers.
Do you only acquire vacant land?
+
No. We can consider occupied, income-producing, licensed, tenanted, operational or otherwise complex assets where the ownership position can be understood and the long-term investment case is compelling.
How should an opportunity be introduced?
+
Use the land-acquisition or contact form and provide the location, approximate area, ownership and occupation position, present use, guide price if available and any material title, planning, environmental or access information.
