Acquisitions

We acquire land and estate assets directly.

Owners and professional advisers can introduce opportunities to Grupo Gosen for confidential review as potential long-term investments.

Principal capital creates a direct conversation.

Grupo Gosen assesses acquisitions for its own long-term portfolio. We are therefore interested in understanding the asset rather than simply creating a transaction. We welcome direct approaches from owners as well as introductions from land agents, surveyors, solicitors, accountants, family offices and other advisers.

Every opportunity is considered individually. We can review straightforward freehold sales as well as situations where title, occupation, planning, access or estate structure require more detailed analysis. Complexity is not automatically a problem, but it must be capable of being understood and priced.

An early conversation is usually most useful when it includes the basics: location, approximate area, ownership, current use, income if any, guide price or valuation context, planning position and the seller’s preferred timetable. Detailed due diligence follows only where the opportunity fits our investment criteria.

06

Opportunities involving multiple titles, occupiers, boundaries or management issues can be considered where the position can be properly diligenced.

A clear acquisition process

01

Initial review

We establish the core facts and whether the opportunity is broadly consistent with our investment remit.

02

Investment assessment

We review value, income, use, title, access, capex, planning, environmental issues and strategic options.

03

Proposal

If we wish to proceed, we seek to set out commercial terms clearly and identify the material assumptions behind them.

04

Due diligence and completion

Legal, technical and commercial diligence is undertaken in proportion to the asset before completion and transfer into the portfolio.

What sellers and advisers can expect

We aim to be discreet, commercially clear and proportionate. A principal buyer should be able to explain what it needs to understand, identify material issues early and avoid unnecessary process where an asset is not a fit.

Equally, an acquisition is a serious capital allocation decision. We do not promise that every submitted opportunity will receive an offer, and any indication of interest remains subject to due diligence, approval and contract.

  • Direct principal-buyer review
  • Confidential handling of submitted information
  • Clear identification of key due-diligence issues
  • No obligation created by an initial submission or discussion
