Investment strategy

Disciplined acquisition. Active ownership. Patient capital.

We look for land and estate assets where underlying quality, sustainable economics and long-term optionality create a compelling case for ownership.

A good acquisition should still make sense when optimistic assumptions are removed.

Our investment strategy is designed around durable ownership rather than short-term market timing. We begin with what can be observed and underwritten: land quality, location, title, access, existing use, contractual income, operating costs, required capital expenditure and the constraints that could limit future choices.

Only after that base case is understood do we consider optionality. Planning change, infrastructure investment, neighbouring development or a different land use may create additional value, but we prefer an investment that does not require every favourable event to occur.

This discipline is particularly important in land investment, where holding periods can be long and liquidity can be uneven. A purchase price that appears attractive can become expensive if access is poor, title is complex, maintenance has been deferred or the assumed future use proves unrealistic.

What we underwrite

Six dimensions of a land investment.

01

Location

Access to settlements, transport, employment, infrastructure and surrounding economic activity influences both present utility and future optionality.

02

Title and tenure

Ownership rights, covenants, easements, occupational interests and legal complexity can materially change the economics of an asset.

03

Sustainable income

We distinguish durable contractual or operating income from temporary yield and consider the capital required to maintain it.

04

Optionality

We consider credible alternative uses, consolidation opportunities and strategic relevance without treating uncertain outcomes as guaranteed value.

05

Management intensity

Some assets improve materially through better tenancy, maintenance, infrastructure or operating discipline. Others may require little intervention.

06

Downside resilience

We test legal, planning, environmental, liquidity and capital expenditure scenarios to understand what ownership could look like when conditions are less favourable.

Our investment process

The process is deliberately selective and each opportunity can stop at any stage if the evidence does not support ownership.

01

Source

Opportunities arrive directly from owners, agents, advisers and our own market work. We establish the basic facts before spending time on a full review.

02

Underwrite

We assess title, use, income, operating costs, capex, physical condition, planning context, environmental matters and downside scenarios.

03

Acquire

Where the investment case is compelling, we seek clear transaction terms and carry out proportionate legal, technical and commercial due diligence.

04

Own

After completion we move from acquisition analysis to an ownership plan covering management, maintenance, income, capital projects and long-term strategic options.

Holding period

We do not begin with an exit date.

A mandatory exit can distort ownership decisions. It can encourage unnecessary development, deferred maintenance or a sale at the wrong point in a market cycle. Our preference is to own while the asset continues to justify the capital committed to it.

Long-term does not mean passive. Every asset should continue to earn its place in the portfolio. We review performance, risk, capital needs and strategic relevance over time, and we remain prepared to change course when the facts change.

  • No requirement for a short-term disposal
  • Active review of income, risk and capital requirements
  • Investment decisions based on evidence rather than predetermined timelines

Investment strategy FAQs

Does Grupo Gosen use a fixed investment holding period?

+

Our core approach is long-term ownership rather than a fixed fund-style exit timetable. Individual assets are reviewed over time and decisions are based on their continuing investment case.

Do you only buy income-producing land?

+

No. Sustainable income is valuable, but we can consider land where strategic characteristics, location, asset quality or long-term optionality support the investment thesis.

Is planning gain required for an investment to work?

+

We prefer not to rely on a single uncertain planning outcome. Potential planning change may be part of the upside, but the base case should be independently credible.

Can agents or advisers introduce opportunities?

+

Yes. We welcome introductions from land agents, surveyors, solicitors, accountants, family advisers and other professional intermediaries.

Acquisitions

We acquire land and estate assets for long-term ownership.

Landowners, families, agents and professional advisers can approach Grupo Gosen directly and confidentially about potential acquisitions.
